Welcome to a very special on site edition of Mind Power Meets Mystic. I am Michelle Walters, and I am joined by Cinthia Varkevisser, your house mystic. And today we are talking to Debbi Snyder. Snyder Real Estate Group, and I'm going to read Debbi's little introduction here. So welcome, yeah, thank you. Thank you. Thanks so much for having us here at your office. We this is our first time doing this, right? We've been to Michelle's office, but not to the Office of someone that we're interviewing. So thank you very cool, super cute, and it's a really cute office. So, yeah, well, you've spent a lot of time here. I have and just so you know, there's a huge chandelier. I'm so sorry that we couldn't do a, yeah, we couldn't do the episode facing the chandelier because of lighting purposes, but it's totally fab. The reason we're here and wanting to share you with our audience a bit is that you run your business much more femininely and and you make great money. So it doesn't mean that feminine. Doesn't mean that you're making money. It's that you're you're doing things on a much softer level. And I'd like to share with everyone that I know Debbi through real estate. We took coaching classes together, and that was before Debbi started her own brokerage. And this is what she does for her realtors. She turns them on to very specific coaches. She does vision boarding with readings around it, so that everybody gets an idea of what their upcoming year is like, so they can hone in on what they want to focus and you you given them these crazy, cool gifts, along with mentoring. And there's something else. Oh, and you do house healing you help with House healings. You offer up house healings, you know, as a as an option for your realtors, as well as for your clients. So it's, it's a lovely, lovely way to to do business. Yes, yeah. So as part of the plan for the brokerage, Cinthia is an integral part. Thank you, because there's, there's standard ways of doing things, but we all know in life that everything isn't standard and everything isn't cookie cutter. So every now and then you come across situations where you need to think out of the box and find the best way to serve, in my case, either my agents or my realtors. So I think, you know, for the whole business planning, business plans, let's face it, can be a little dry. They I find them exciting. But you know, some people maybe not so much. So what we do is we have a vision board workshop, and everybody comes in, they create their vision boards, and then we have a lot of fun around it. Everybody sits around Cinthia, and Cinthia does an intuitive reading, right and and then looks and helps the agents themselves gain insight to what they have just created, and insight into what maybe their upcoming year might look like. And then you also offer guidance and from little clues and things that you see in their vision board, right, which is really sweet now, when you say that you do the. The the vision boarding and the production, you are actually with a coach, and the coach tucks goes through the numbers. So you're doing both sides. You're doing the practical as well as the intuitive, right, right? So that's the first step, because I believe that you know you have to know why you're doing this. And so your vision is why you're doing it. And so then once you get clear on that, then you sit down and finalize the numbers and everything in your business plan and how you're going to make that happen. And so people are more enthusiastic at seeing why they're doing it. And then the numbers typically go up. Their production goes up, and everybody benefits from it nice. Pretty cool. Yeah, pretty cool. I've done those vision boards with Cinthia many times. She is outstanding at leading a group through what pictures where. Now you put this one next to this one. Is there significance in that? What do we need to think about or do about that? It's always a lot of fun, and I can see how, for some of your agents, like it's it feels like a better way of creating what they want, because it's visual, as opposed to, like, a dry business plan, right, right? And they get through the guidance, they get clear on what direction they want to move their business in, nice, yeah, yeah. And it's also twofold, because Debbi is there, and then she also gets to hear the inner workings of what's going on with with some of her realtors. And sometimes there are realtors that are super focused, and she gets to hear this, the challenges and how to go around. And then there are some that are not as focused, and they say that they are and they're just not. They're just not, yeah, so it doesn't show up on the board. Like most people have a little bit of business, a little bit of personal, family, the whole, you know, well rounded, and we have had agents where there's nothing about business on their vision board. But then at least, you know, it's like, we can have that exactly. And how can we get you excited around this and, you know, and how, yeah, so I think you get what I'm saying, yeah, no, it's, it's really, it's a really wonderful thing with the vision boarding, yes. And you also have a really nice retention rate with your with your agents that have been with you. I mean, how long have you been? Had your brokerage? 2013 2013 so that's seniors 13, magic number. Oh, okay, I'll take it, yeah. And then you and then you've had, you've got agents that have been with you since the get Yeah. So the very first agent I ever hired is still with me. That was before I even had a brokerage, when I worked the foreclosure portfolio and I built a team up here to handle a lender's foreclosures, and so I had to hire agents to help me. And Naomi was the very first one, so and she she's now a broker herself, but she still stays with the brokerage. So very fortunate to have her and and then, of course, Joy was the second one, and you've met her too, yes, yeah, and she's still here. So yeah, that's a testament of who you are and how you how you do your practice, right? Thanks. Hello, listeners. You have been listening to this fine episode of Mind Power Meets Mystic. Cinthia, well, I've got a couple of crazy, cool things that come up every month, and one is called strategic intuition for greater business success. Love it back to the show. So you have these unusual ways, I won't say unusual. They don't seem practical ways that you that you help your agents out, but they are practical because you are. You're raising the bar emotionally for them, right? Financially, so many different ways. How do you, how do you, how did you get to that formula? Well, you know, we just get get there, piece by piece, step by step. You know, every for the most part, like we've it's, you know, as you grow with anything, you're going to have some growing pains, and, you know, and you just work through them, and then those are behind you, and then you usually get a few more. But I was trying to think of another time where you came in to help. But so Cinthia and I will check in, you know, quite a few times during the year, and I remember we were in a much smaller office. And so tensions were, there's different personalities, intentions. We're kind of getting tight. And so Cinthia, I was talking to her about it, and you gave me the idea of this exercise. You said, I've got this, you know, just get everybody there. And so she did this exercise where in without going into details, basically it gave the agents a chance to walk in each other's shoes, and that was the that was the end result. And afterwards, you know, it kind of, it fixed the problem. And I think people had a better understanding that, that, you know, we all work together. We all have a common goal. And it's not, you know, in some brokerages that I've worked in anyway, like sometimes it's competitive, and I try not to create that. I try to create that there's enough for all of us, and the more we help each other, then we'll all be more successful and happy. Yeah, that's nice. Very nice. Yeah, very nice. I can tell you're, you're, I mean, I'm not the expert on real estate that you guys are, but this place is different, just because of the feeling in here, the chandeliers, the big curtains, that it definitely has a feminine vibe. And I like that. I was, you know, waiting outside for a minute for for everyone to get here. And there's a lot of ladies on your on your roster there, yes, yes. So my husband calls it my sorority, and he's here. And actually, we just hired a guy and another guy. I mean, we do have a handful of guys. Yeah, okay, but you're literally, have right? You probably could count them all on what? Yeah, and they're great too. They're lovely. I mean it, I it's just coincidence. I don't know how it worked out that way, but that's not sure it's entirely coincidence. It might not be directed, but it might not be entirely coincidence either. Well, interestingly, like, I don't recruit like, it comes to me organically, like, from all different ways, from referrals or people who meet and see that the nice thing about having a downtown office is you get to meet the people in the community. Yeah, so they like Valentine's Day on the 14th. They're going to have a sip and stroll and so typically we would be open and we would be pouring a champagne. We don't we have houses to sell. We have yet to sell a house on the sip and stroll day. But mostly shops, they have products that they can sell. But we so a lot of times, I've not a lot, but I have met people through the sip and show they're like, oh, you know part of this, yeah, yeah, neat. That's really neat. It's like, I mean, you're pretty active in your community. I'm not a huge I don't know Martinez as well as I could and and you've, first of all, you've done other things in your office that are super cool. You have done, you have done sound healings in here, yeah? Not for yourself. I mean, it is for yourself. You participated, but it was to help a local business because they couldn't fit the sound healing in their business, and so you offered your space, which is so cool, beautiful. Yeah, cool. Yeah, right, it's fun. Yeah, and you had offered yoga to be, was it yoga? Yeah, yoga? Yep, I've offered you, yeah, to come in to do the channeling and things like that, right? Yep. So you're, you're very involved in so many different ways. Yeah? And it's not just about real estate. It really is about helping people. Yeah, that's true. This is super lovely, and I enjoy it. So, yeah, so you've done channeling here, uh, not yet, because what what happened? Something happened where I don't remember what happened, but it got super busy, because a lot of there were a lot of events going on. And, yeah, I think I don't remember. It just didn't work out. But it was offered, yeah, it was offered, okay, it was offered. I just it was offered. Now, neat. Yeah, that's me, Bill on the table. Anything always, yeah, I know, I know I'm always welcome here. But yes, it is super, super sweet. Is there anything, anything else we want to add? We wanted to talk about what work Cinthia does for classes and clients. Yeah, for clients, yeah. So that's right, yeah. So I did have a house that I was the third realtor on and and then I was like, Uh oh, you know, now it's my turn to try. And so I thought, well, you know, in the past, I've used Cinthia to do house healing for other clients, and it has worked. And so I picked with the Well, first I asked the clients, is this something that you would be interested in? And they had had some really, I'm going to say traumatic, because it was traumatic events in their lives throughout the years. They'd been in the home for 25 years, and my son, would you be open to this? And they were like, absolutely. So I'm like, Okay, well, I'm going to introduce you to Cinthia. Well, you know, they were lovely, and they participated. They participated as well. That doesn't always happen. No, not, not at all. And they were open to everything. They were just a really sweet couple. And they, the one thing they asked about was, if I believed in God, right? Is that what they asked about? I do remember that. And and I, and I said, Well, yeah, you know, this comes from some place. And I think that was the that was the thing that that locked me in, right? And because they said, We only believe in good, right? That comes, that comes in here, which, which is amazing. And I love this house and this couple, because usually you go in and the rooms are okay, they need to be, you know, fluffed or uplifted however you want, or balanced out, but they had a family room that didn't need to be shifted. There was one corner where one of them was a thinker and a Ponderer, and I won't call it worry, because they worried, but they didn't want to call it worry, so there was that. But it was, I said, there is nothing. It was the family room. I said, there's nothing that needs to happen here. They said, Oh yeah. Well, our grandkids, they play on the furniture, like at the jungle gym. And I said, Well, it's more than that. And they said, Oh yeah, we have spontaneous dance parties, just the two of them. Yeah, there you go. That cute. How to make your house better? You need spontaneous dance party, yeah, yeah, absolutely right. I need more of those. Yeah, we could take a page from them. It was, yeah, it was so cute. They're like, well, we don't want to go out for dinner, but we want to do something. So then they just turn but on the music, they put on the music and they dance. Isn't this fabulous? Great. And it didn't take very long, right after the after the balancing of the house, yeah, I think like maybe, maybe two weeks, yeah, yeah. But when you're my third realtor, the buyers came right in and and then it just took them, like, a week to put pull it together. Yeah, yep. That's fabulous. What a great story, right? Yeah, and relief for them, really for me. And big thank you. Yeah, thank you. Thanks for trusting me. Yeah, I, I'm just so impressed with how you work with your clients and your agents. It's, it's heartwarming and lovely, especially when you know a lot of realtors, they say, oh, it's not competitive, but it is. It is competitive if you think about submitting offers, right? That you want to, it is a it is a competition, and it's high stakes, you know? It's for some people, it's the most money they've ever spent in their entire life, right? Right? So stressful and in the way that you handle people are is just sweet. Well, thank you. Thank you, and right back at you like, yeah, everyone's ready to get you on the books again. So great calendar out. Let's do, let's do one quick Real Estate question, because you know a whole lot about grants, right and other programs. So let's get some real estate in there. And is there a program or a grant that's going on right now? Oh yeah, there's a really good one. But before I tell you about that one, just in general, as we all know, real estate's been down, yeah. So I am going to, I'm going to mention one lender in particular. But. Want everyone to keep in mind that all the lenders have great programs. Let's see the Sullivan group from cross country mortgage is offering up for certain properties, like a two one buy down, and they pay for it, which is really nice. Ooh. So wait, let's talk about what a two one buy down. Yeah, I was going to say clearly you all understand that it's where the rate is bought down by one interest point, so one percentage point for two years. Okay, and so then that at least you can grow into it. And, yeah, and the thought is, softens the purchase. Yes, it softens going maybe from a renter, or if you're used to a lot of people don't want to sell because their interest rate is so low, so this way they can kind of close that gap a little bit and make it feel not so bad. Yeah, right, right. The thought behind it is that interest rates will go down in those two years, so then you can really buy, you can refinance within that time, right? So, right, that's the that's the beauty of it. So the lenders, they want business too, so they're coming up with different programs. But I think the one that's really exciting right now and again, it's certain areas and certain properties. Is in downtown. Martinez has a ton of these houses. It's Wells Fargo has a $10,000 I do like Martinez, yeah, and I don't own a house. I'll help you. Yeah, it would be, you don't see this. You don't see realtors. Oh, no, we talked about competition. Yeah, here we go. Yeah, my friend, and I absolutely trust you, but, and it's been, it's been more than three years, so she also qualifies as a first time homebuyer. Get it right? Is that true? You qualify as a first time homebuyer if it's been three years since you own a home? Yes, did know the people? Hey, we're learning today. Yeah, that's interesting. Okay, but there's more. Okay, so it has to be, it has to be one of the qualified houses, which, again, there's hundreds in Martinez. And it has to be for sale, of course. But, and then, so you get $10,000 towards down payment and or closing costs, nice. And then if you're within a certain income threshold, like under, I think it's something like $124,000 a year, then you get another five, so $15,000 and you don't ever have to pay it back. Oh yeah, yeah. And if you live in a house that's designated, so whoever buys it can get that grant, and then when you move, you get the grant no matter where you move, oh, God, that's great. Yeah, yeah. So I think that's the best one. And then they're coming back out. And I'm going to forget the name of it, the dream. Do you remember? Yeah, I was just reading up on that, that the dream, the dream is back, dream for all. Dream just so you know, the last time dream for all came came out, they had, they spent all the money with anything two weeks, yeah, because so many people had applied, and then it was done. And that's probably their ways to lift the market. Yeah, yeah, that's probably going to happen again. Yeah, I've heard there's not that. There's, you know, the state doesn't have much money, right? So there's that. There's only going to be a limited number. But hey, maybe, maybe you might be that way. It'll be, maybe it'll be you when you're ready. Yeah, great, yeah. Anything else you guys want to add? Let's see. Anything else exciting happening in the real estate? Well, let's see. Okay, so Debbie does a lot of stuff with residence, right? Residential? Mm, hmm. But you also have commercial real estate license. So if you have a business, you can call, you can call Debbie for that too, which just so, you know, is a completely different animal. Yes, yes, it is. It's kind of a beast. So leasing and sales, okay, she really does do it all? Yeah, yep, very nice and comprehensive. Yes, yes, good to know. Okay.
