Speaker CSo I remember that, man.
Speaker CSo it was your fault why I got confused.

Speaker AYep, that's my fault.

Speaker CYou were talking to William about your story as well.

Speaker CTell us more about your story.
Speaker CHow did you get involved in real estate and what made you decide to do it?
Speaker AAbsolutely.
Speaker ASo, first of all, thank you guys so much for having me on.
Speaker AIt's it's really a dream that's become a reality and I feel super honored to be potentially coming out right right when Rubecon is going on.
Speaker ASo.
Speaker ASuper excited about that.
Speaker AYeah, I, I, I started, I kind of went on this personal journey of self growth and reading and part of that became, you know, using my, my commute time as a, as a university on wheels.
Speaker AAnd I believe I was just on Spotify, just completely random.
Speaker ACame across Dustin and Master Passive Income and you know, maybe it was because he was talking about the best time to plant a tree was 20 years ago.
Speaker ASecond best time is the day maybe that connected with me as a landscaper or something.
Speaker AI don't know.
Speaker ABut you know, really, really latched on to the message and just the, the positive, the community that, that has been around it and the way that he interacted with all of his, his guests and, and coaches that he had with them, you just really wanted to be a part of it.
Speaker AYou knew that it was, you know, I kind of felt like it was a secret I was getting in on, on, on, on the ground level, but just kind of the same that you hear all the time.
Speaker ABinged all the episodes and you know, the rubber kind of met the road after I had saved up for, for a few years.
Speaker AI mean it, it took me a couple years to, to, to get going.
Speaker AYou know, when I first started listening, I, I was working as, as, as a farmhand.
Speaker AI didn't have.
Speaker AThat doesn't come with health insurance.
Speaker AIt doesn't come with overtime.
Speaker AIt doesn't come with unemployment insurance.
Speaker AAnd then Covid happened and I got a wife and a baby at home and I'm, you know, got myself, I get sick, I'm in the room.
Speaker AYou know, hard to explain to a little toddler why they can't go in and see their dad.
Speaker AAnd just your, your brain starts going about oh man, I really don't have a safety net here.
Speaker AAnd you know, I have these people who are depending on me that I love.
Speaker AAnd yeah, like I said, that's how I got got into just, you know, something's got to change and started My life really changed.
Speaker AAnd this is what I tell I, I try to tell anybody who will listen like put, put 10% of your income back.
Speaker ALike they would haul you away to jail if you didn't.
Speaker AThat's something that, that, that, that I got from, from Dustin.
Speaker AIt's like if, if your health insurance went up 10%, you'd probably find a way to, to, to pay it.
Speaker AAnd so I just had that mindset and continued to learn, and then listening about the.
Speaker AThe coaching.
Speaker AAnd I've always.
Speaker AWell, not always, but through this, I came to believe that an investment in yourself is.
Speaker AIs the best investment.
Speaker AAnd so I.
Speaker AI called and I talked to you, Charles, and I think I signed up that day.
Speaker AI think I was pretty much ready when.
Speaker AWhen that happened.
Speaker AAnd I gotta say that I've done other courses.
Speaker AI think we've even talked about some.
Speaker ASome online coaching courses, and I.
Speaker AI did pursue those, but the.
Speaker AThe value of.
Speaker AOf having you as a coach, man, and the whole.
Speaker AThe whole thing.
Speaker AThe monthly calls the success partner Emanuel, that I got to meet him and his business partner last year, that.
Speaker AThat was super awesome.
Speaker AAnd just having that.
Speaker AThat person who's going through the process with you, that's having the same struggles that.
Speaker AThat you're going through, where you're like, man, I don't want to disappoint Charles.
Speaker ARight?
Speaker AAnd he's like, yeah, yeah, I don't want to do that.
Speaker CWas I pretty mean when you did.
Speaker CWhen I.
Speaker CWhen you disappointed me?
Speaker ANo, no, you weren't mad.
Speaker AYou were just disappointed, which was even, man.
Speaker CSo I heard you talk about the struggles.
Speaker CLet's really unpack that, because our audience like to hear the juicy details.
Speaker CRight.
Speaker CSo let's talk about some of your struggles that you overcame to get where you are today.
Speaker AYeah.
Speaker ASo, I mean, the mindset of.
Speaker AOf being an investor first, that's something that.
Speaker AThat when you don't have your first property yet and you're calling yourself an investor, you kind of.
Speaker AYou struggle with the imposter syndrome.
Speaker ARight.
Speaker DThat's a hard one to overcome.
Speaker AYeah.
Speaker AAnd it's all, you know, it's all internal, too.
Speaker AIt's not visual, the outside world.
Speaker DIt's so important, though, for that mental change, like, you have to do that.
Speaker DIt's really very necessary.
Speaker CIt is.
Speaker CWilliam.
Speaker CDid you struggle with that, too, William, when you were getting.
Speaker DOh, yeah.
Speaker DYeah, absolutely.
Speaker DI mean, I struggled with that when I became an entrepreneur, and it was like, am I really an entrepreneur?
Speaker DLike, I had to thrust myself into that, too.
Speaker DAnd so, like, just all different kinds of stages of life.
Speaker DAnd so it was interesting.
Speaker DBut I would say real estate was actually particularly hard because you got to switch that on before you even have your first property because you have to stay focused.
Speaker ARight?
Speaker CThat's.
Speaker CThat's so true.
Speaker CI love how you mentioned that too, Kyle, because I was.
Speaker CI was looking for the word to describe, you know, overcoming that mindset.
Speaker CAs I was putting together my Presentation for Roopkon.
Speaker CInterestingly.
Speaker CSo people hear this like, this will come out a day after my presentation.
Speaker CBut I really, I talked about that in a lot of time, a lot of us struggle.
Speaker CYou know, you heard William mention it.
Speaker CAnd so much of.
Speaker CReally many William students struggle with the same thing, that mindset and the apost.
Speaker CThe imposter syndrome.
Speaker CThat's the word.
Speaker CThank you.
Speaker CI'm going to.
Speaker CI'm going to use that on my presentation.
Speaker CImposter syndrome, because that's something I definitely experience for sure.
Speaker CYou know, correct me, you know, William and Kyle, like, you know, if I'm wrong, but one of the things that, you know, I say, the three things I just came up with this recently.
Speaker CThe three things that Master Passive Income helped us with is number.
Speaker CThe 3M, as I call it, number one, your mindset.
Speaker CRight.
Speaker CExactly what you say, Kyle.
Speaker CThe imposter syndrome.
Speaker CTo get over that.
Speaker CAnd remember how Dustin always tell us, say I'm an investor with a side job.
Speaker AYes.
Speaker CThat was personally hard for me to say that because, you know, I felt like I was lying.
Speaker CI felt like an imposter.
Speaker CRight?
Speaker AYeah.
Speaker ASo.
Speaker CSo, you know, so your mindset is one of those three M's.
Speaker CAnd I'll say the rest of Rubecon, but.
Speaker CBut yeah, man.
Speaker CMan, that's.
Speaker CThat's awesome.
Speaker CSo now how did you overcome the imposter syndrome?
Speaker CBecause a lot of people don't even go.
Speaker CGo through it.
Speaker CAnd first of all, why don't you explain what imposter syndrome is for those who don't know what it is?
Speaker AOh, boy.
Speaker ASyndrome is when you.
Speaker AWhen you're acting as something and you're.
Speaker AYou're not believing it.
Speaker AAnd it's typically something that happens early on when you're trying something new.
Speaker ABut they say.
Speaker AThey say that, you know, the best, the most successful people are comfortable being kind of fumbling around and being not graceful and appearing not graceful, making mistakes.
Speaker AYou know, so many people want to avoid mistakes.
Speaker AAnd that's, that's, that's part of the reason why I pursued coaching, too, is I wanted Charles, you know, to be there for me, to run things by.
Speaker AHey, am I thinking about this correctly?
Speaker AWhat am I missing?
Speaker ABut yeah, imposter syndrome is just when you.
Speaker AWhen you don't yet believe that you deserve to be wherever you are.
Speaker CWow, that's good.
Speaker CAnd so, man, thank you for breaking out.
Speaker CI love how you explained it.
Speaker CNot.
Speaker CNot believing that.
Speaker CThat.
Speaker CThat you say it again.
Speaker CWe're not believing that you deserve to.
Speaker ABe where you are.
Speaker CNot Believing that you deserve to be where you are.
Speaker CThat's real good.
Speaker CNow, how did you overcome that, man?
Speaker CBecause a lot of people don't overcome it.
Speaker AThe only way that I found is.
Speaker AIs through.
Speaker AYou just got to, like I said, be comfortable stumbling and looking silly sometimes.
Speaker COkay.
Speaker AAnd learning.
Speaker ALearning from your mistakes.
Speaker ALearning from your mistakes.
Speaker AAnd what.
Speaker AWhat you were able to help in the whole community was able.
Speaker AAnd including William, because William helped me out on.
Speaker AOn the monthly calls that we had as.
Speaker AAs students as well.
Speaker DOh, that's awesome to hear, man.
Speaker DYeah, I didn't actually know that, but that's awesome to hear.
Speaker AYeah.
Speaker AYeah.
Speaker AMy.
Speaker AYeah, I might have looked a little bit different.
Speaker AI might have been a little bit more scruffier back.
Speaker DThat's okay.
Speaker DMy hair changes pretty frequently.

Speaker CDo you notice that, like, William, like, literally changes his hairstyle very, very often?
Speaker ALiterally these really cool work glasses on.
Speaker AWhen we were on one of the calls, I think you had some, like, safety.
Speaker ASafety glasses.
Speaker DI might have.
Speaker DAnd probably didn't even realize I was wearing them.
Speaker CHe probably jumped straight from the workshop to the, you know, to his office, you know, ways on the call.
Speaker DYeah, it's totally possible.

Speaker DWas there anything else, like, any other barrier that you had?
Speaker DLike maybe a limiting belief, people around you that were maybe saying you couldn't do it.
Speaker DLike, I know that you had a house that was somehow associated with your brother and your dad, and it wasn't really a good purchase initially.
Speaker DAnd, like, how did your family respond to this kind of stuff when you started getting into real estate?
Speaker AOh, and that's.
Speaker AThat's the thing is, is the people who might tell you that they don't feel like it's a good idea for you.
Speaker AThere's.
Speaker AThey're the Pete.
Speaker AThey're the same people who care about you, and they may be coming from a place of.
Speaker AOf true concern, not trying to sabotage or anything like that.
Speaker AMy dad, he bought this house and I helped him flip it.
Speaker AIt was supposed to be a flip house.
Speaker AIt was in like, I think he bought it in 2006, 2007, somewhere along.
Speaker AThere was planning on only it being a six month flip, but we all know how those schedules are subject to change.
Speaker AEnded up being longer than what he had hoped and kind of got caught with the, with the real estate crash of, of 2008 and he decided to keep it.
Speaker AAnd a lot of times it was vacant and sometimes it was rented and when it was rented it was a sore spot because of this issue or that issue.
Speaker AAnd he was one of those where I was like, you know, dad, right, you know, my brother in law is going to, you know, he wants to sell it and think about buying it and using it as a rental.
Speaker AAnd he had all sorts of reasons and I, I just asked him, I was like, did you, did you vet your, your renters?
Speaker ADid you run the numbers, you know, did you factor in for vacancy, all, all those type of things?
Speaker AAnd I think through that he agreed that it was a good idea to give it a shot.
Speaker DKnowledge is power.
Speaker AYeah, yeah.
Speaker ASame thing with, with my wife.
Speaker AAnd it had to work the first time.
Speaker AThat was another thing that I kind of related to on, on MPI is, you know, my wife is a very conservative person when it comes to finances and I just through rich dad, poor dad and all those type of things.
Speaker AIt's like this, this rat race grind.
Speaker AIt's, it's a trap.
Speaker AIt's a trap.
Speaker AIf you look at, at older folks around you that played by the rules all, all their life, they had no, they had no more control over it than you do.
Speaker AYou have more control over your destiny as an entrepreneur than they did at the whim of, you know, whatever their, their retirement funds decided, wherever the stock market might be or you know, the, the side job, the, the, the 40 hours a week, that's an illusion of security.
Speaker AIt's not actual security.
Speaker CThat's, that's so true, man.
Speaker CWow.
Speaker CSo now let's talk about the journey.
Speaker CWould you get in these properties?
Speaker CBecause I think that's so important to talk about.
Speaker CNow tell us how you got the first property.
Speaker CWhat was, what was that process like?
Speaker AYeah, it was, it was, it was interesting process.
Speaker ASo my, my dad had sold the house to my brother in law but for like contract for deed and he was making regular payments but it was never, it was never submitted so the contract was never recorded.
Speaker ASo when my brother in law was going to move out of the house, I said, hey, you Know I'd like to, to, to buy it and they both saw it as a, as a positive because we were avoiding having two transactions.
Speaker ASo if he were to sell it to somebody else, he would have to file the, the contract that he had with my brother in law and then pay all those fees and then after that sell it again.
Speaker ASo it really was a good situation for all of us.
Speaker ANot to say that there wasn't tension at times.
Speaker AAnd just because he's my dad doesn't mean that he didn't get you know, second and third offers just to make sure that he was getting a good deal for himself as well.
Speaker ABut we ran, ran the numbers and the numbers worked and I, I through that processes is where I met the, the property.
Speaker AWell the, he's at that time he was working for another agency brokerage.
Speaker AMy, the, the property manager.
Speaker AI was, I was going to rent it out and manage it myself but I wanted to get a professional's opinion on what rents would be.
Speaker AAnd I actually got a couple property managers out there.
Speaker AI got all the inspections, did it all right.
Speaker ABut, but yeah, so ended up going through that and then there was, there was some rehab to do is like $5,000 worth of rehab and I got it rented out right before Rubcon last year.
Speaker CDude, that was so awesome.
Speaker CWasn't that like a relief and just so amazing to be hanging out with all these other investors and getting that under your belts?
Speaker CMan.
Speaker AIt was, it was, it was a goal.
Speaker AIt was definitely peer pressure.
Speaker AI wanted to walk in there saying, hey, I have a, I have a profiting rental property.
Speaker DDoing that and shrunking off that imposter syndrome as you walk through the door.
Speaker DLook at that.
Speaker CYeah, look at me.
Speaker CYeah.
Speaker CSo now, now I remember when you emailed me about property number two.
Speaker CI was so excited to hear that.
Speaker CLike William and I and Dustin, we all get excited when any of our students, you know, close properties.
Speaker CRight, right.
Speaker CAnd so it's almost like, you know, you have, I don't know if they do it at the hospital around you.
Speaker CAt the hospital.
Speaker CYou know, around me.
Speaker CLike when you have a baby, they ring the bells.
Speaker AOh yeah.
Speaker AThey'll play a little thing on the, on the speaker.
Speaker AYeah, yeah, yeah, yeah.
Speaker CI think William does home birth.
Speaker CRight?
Speaker DThe last one was.
Speaker CYeah, last one's home birth.
Speaker AYeah.
Speaker CSo you know, they could still ring the bell.
Speaker CYeah.
Speaker CSo I remember seeing that email with the second property.
Speaker CTell us about that.
Speaker CHow did that happen?
Speaker AYeah, so I, I did the, the 12 month seasoning period so that I Could refinance.
Speaker AI got a lower interest rate and I freed up my original investment plus more.
Speaker AAnd I, I told my, my property manager at, at that point I was going to school to become a licensed agent so that I could be a property manager working.
Speaker AWorking for his agency.
Speaker AAnd I think I just found it on.
Speaker AOn Zillow.
Speaker AAnd.
Speaker AYeah, brought.
Speaker ABrought another insp.
Speaker ASo it's in Jacksonville, Illinois.
Speaker APurchase price was 19 5.
Speaker AIt's a, it's a.
Speaker DNow wait a minute.
Speaker DWhat year was this?
Speaker AEarlier this year.
Speaker AWow.
Speaker DEverybody listen to that.
Speaker DThere are meals to be had.
Speaker AYes.
Speaker CYeah.
Speaker CWow.
Speaker AAnd not only that, William, you'll probably appreciate this it.
Speaker AAnd I, I really hoping that I'm able to kind of make my mind up at rubcon, but it came with an entire half acre lot attached to it.
Speaker DOkay.
Speaker COh, my goodness.
Speaker ASo it's.
Speaker AIt's.
Speaker AIt's actually two parcels.
Speaker AWhat?
Speaker DOh, it's already, it's already divided.
Speaker AYeah.
Speaker AAnd then, and then the, the half lot is right next to it.
Speaker AAnd that came with.
Speaker ANo way.
Speaker CSo you could build something.
Speaker COh, my goodness.
Speaker AYeah.
Speaker CYou gotta have William come and build it.
Speaker CWilliam can build.
Speaker DYeah.
Speaker DWheels are turning in my brain.
Speaker DWow.
Speaker ASo.
Speaker AAnd at closing, it didn't make it onto the contract, so we actually had to reschedule it because I went through and was like, I don't see the other parcel on there.
Speaker DOh, that was a good catch.
Speaker AYeah.
Speaker AYeah, it was close, but it was, it was an honest mistake, but it did, it did put the.
Speaker AThe close about a week.
Speaker AWeek behind.
Speaker DSo that's not too bad in all honesty.
Speaker AYeah.
Speaker CWow.
Speaker CThat is amazing, man.
Speaker COh, my goodness, man, I'm so excited for you.
Speaker CThis is so cool.
Speaker CSo did you run into any issues with that one or.
Speaker CWas always a pretty smooth sailing with the second one.
Speaker AThe second one was much smoother.
Speaker AThe second one I was able to buy directly through the llc, just like you teach us.
Speaker AWe buy the first one in our personal name.
Speaker AWhen you refinance it, that's when you can refinance it into the entity.
Speaker AAnd then on my second one, I was able to buy it directly from the LLC and I got a loan for it.
Speaker AI paid 40% down.
Speaker AAnd so I've got like a $12,000 loan.
Speaker AI'll have it paid off completely in three years, but.
Speaker DOh, my goodness.
Speaker ABut I was able to that keep that money away for, for the, the reh, which is underway right now.
Speaker AIt won't be rented by Rubecon, but the, the rehab should be about 99% done.
Speaker AWow.
Speaker CDude, this is so.
Speaker CI mean, you still have a great story to tell, like, when you come in, like, oh, my gosh, this is so exciting.
Speaker CAnd what we found a lot of times is a lot of times the first property usually takes a while longer for students, and because they're learning the process, then the right mindset, making sure they're investing in the right area and all that stuff.
Speaker CBut usually when it comes to, like, the second property, a lot of times the second property comes faster.
Speaker CAt least that's what we've seen.
Speaker CRight.
Speaker CAnd so, like, I remember it took me almost a year to get my first property.
Speaker CBelieve it or not, it took me almost a year.
Speaker DOh, same, right.
Speaker CYouTube, William.
Speaker CRight.
Speaker CI even had to renew my coaching with Dustin, and then I.
Speaker CAnd then I got the second property two months after, you know, so it took me a year to get the first one and then two months to get the second one.
Speaker DYeah, it really does move pretty quick once you actually get started.
Speaker CAbsolutely.
Speaker AWas it.
Speaker AWas it one of those where he told you, if you don't buy it, I'll buy it?
Speaker CYes.
Speaker CMy.
Speaker CMy first one was like that.
