Yep, that's my fault.

You were talking to William about your story as well.

Tell us more about your story.

How did you get involved in real estate and what made you decide to do it?

Speaker A

Absolutely.

Speaker A

So, first of all, thank you guys so much for having me on.

Speaker A

It's it's really a dream that's become a reality and I feel super honored to be potentially coming out right right when Rubecon is going on.

Speaker A

So.

Speaker A

Super excited about that.

Speaker A

Yeah, I, I, I started, I kind of went on this personal journey of self growth and reading and part of that became, you know, using my, my commute time as a, as a university on wheels.

Speaker A

And I believe I was just on Spotify, just completely random.

Speaker A

Came across Dustin and Master Passive Income and you know, maybe it was because he was talking about the best time to plant a tree was 20 years ago.

Speaker A

Second best time is the day maybe that connected with me as a landscaper or something.

Speaker A

I don't know.

Speaker A

But you know, really, really latched on to the message and just the, the positive, the community that, that has been around it and the way that he interacted with all of his, his guests and, and coaches that he had with them, you just really wanted to be a part of it.

Speaker A

You knew that it was, you know, I kind of felt like it was a secret I was getting in on, on, on, on the ground level, but just kind of the same that you hear all the time.

Speaker A

Binged all the episodes and you know, the rubber kind of met the road after I had saved up for, for a few years.

Speaker A

I mean it, it took me a couple years to, to, to get going.

Speaker A

You know, when I first started listening, I, I was working as, as, as a farmhand.

Speaker A

I didn't have.

Speaker A

That doesn't come with health insurance.

Speaker A

It doesn't come with overtime.

Speaker A

It doesn't come with unemployment insurance.

Speaker A

And then Covid happened and I got a wife and a baby at home and I'm, you know, got myself, I get sick, I'm in the room.

Speaker A

You know, hard to explain to a little toddler why they can't go in and see their dad.

Speaker A

And just your, your brain starts going about oh man, I really don't have a safety net here.

Speaker A

And you know, I have these people who are depending on me that I love.

Speaker A

And yeah, like I said, that's how I got got into just, you know, something's got to change and started My life really changed.

Speaker A

And this is what I tell I, I try to tell anybody who will listen like put, put 10% of your income back.

Speaker A

Like they would haul you away to jail if you didn't.

Speaker A

That's something that, that, that, that I got from, from Dustin.

Speaker A

It's like if, if your health insurance went up 10%, you'd probably find a way to, to, to pay it.

Speaker A

And so I just had that mindset and continued to learn, and then listening about the.

Speaker A

The coaching.

Speaker A

And I've always.

Speaker A

Well, not always, but through this, I came to believe that an investment in yourself is.

Speaker A

Is the best investment.

Speaker A

And so I.

Speaker A

I called and I talked to you, Charles, and I think I signed up that day.

Speaker A

I think I was pretty much ready when.

Speaker A

When that happened.

Speaker A

And I gotta say that I've done other courses.

Speaker A

I think we've even talked about some.

Speaker A

Some online coaching courses, and I.

Speaker A

I did pursue those, but the.

Speaker A

The value of.

Speaker A

Of having you as a coach, man, and the whole.

Speaker A

The whole thing.

Speaker A

The monthly calls the success partner Emanuel, that I got to meet him and his business partner last year, that.

That was super awesome.

And just having that.

Speaker A

That person who's going through the process with you, that's having the same struggles that.

That you're going through, where you're like, man, I don't want to disappoint Charles.

Right?

Speaker A

And he's like, yeah, yeah, I don't want to do that.

Speaker C

Was I pretty mean when you did.

Speaker C

When I.

Speaker C

When you disappointed me?

Speaker A

No, no, you weren't mad.

Speaker A

You were just disappointed, which was even, man.

Speaker C

So I heard you talk about the struggles.

Speaker C

Let's really unpack that, because our audience like to hear the juicy details.

Speaker C

Right.

Speaker C

So let's talk about some of your struggles that you overcame to get where you are today.

Speaker A

Yeah.

Speaker A

So, I mean, the mindset of.

Speaker A

Of being an investor first, that's something that.

Speaker A

That when you don't have your first property yet and you're calling yourself an investor, you kind of.

Speaker A

You struggle with the imposter syndrome.

Speaker A

Right.

Speaker D

That's a hard one to overcome.

Speaker A

Yeah.

Speaker A

And it's all, you know, it's all internal, too.

Speaker A

It's not visual, the outside world.

Speaker D

It's so important, though, for that mental change, like, you have to do that.

Speaker D

It's really very necessary.

Speaker C

It is.

Speaker C

William.

Speaker C

Did you struggle with that, too, William, when you were getting.

Speaker D

Oh, yeah.

Speaker D

Yeah, absolutely.

Speaker D

I mean, I struggled with that when I became an entrepreneur, and it was like, am I really an entrepreneur?

Speaker D

Like, I had to thrust myself into that, too.

Speaker D

And so, like, just all different kinds of stages of life.

Speaker D

And so it was interesting.

Speaker D

But I would say real estate was actually particularly hard because you got to switch that on before you even have your first property because you have to stay focused.

Speaker A

Right?

Speaker C

That's.

Speaker C

That's so true.

Speaker C

I love how you mentioned that too, Kyle, because I was.

Speaker C

I was looking for the word to describe, you know, overcoming that mindset.

Speaker C

As I was putting together my Presentation for Roopkon.

Speaker C

Interestingly.

Speaker C

So people hear this like, this will come out a day after my presentation.

Speaker C

But I really, I talked about that in a lot of time, a lot of us struggle.

Speaker C

You know, you heard William mention it.

Speaker C

And so much of.

Speaker C

Really many William students struggle with the same thing, that mindset and the apost.

Speaker C

The imposter syndrome.

Speaker C

That's the word.

Speaker C

I'm going to.

I'm going to use that on my presentation.

Imposter syndrome, because that's something I definitely experience for sure.

Speaker C

You know, correct me, you know, William and Kyle, like, you know, if I'm wrong, but one of the things that, you know, I say, the three things I just came up with this recently.

Speaker C

The three things that Master Passive Income helped us with is number.

Speaker C

The 3M, as I call it, number one, your mindset.

Speaker C

Right.

Speaker C

Exactly what you say, Kyle.

Speaker C

The imposter syndrome.

Speaker C

To get over that.

Speaker C

And remember how Dustin always tell us, say I'm an investor with a side job.

Speaker A

Yes.

Speaker C

That was personally hard for me to say that because, you know, I felt like I was lying.

Speaker C

I felt like an imposter.

Speaker C

Right?

Speaker A

Yeah.

Speaker A

So.

Speaker C

So, you know, so your mindset is one of those three M's.

Speaker C

And I'll say the rest of Rubecon, but.

Speaker C

But yeah, man.

Speaker C

Man, that's.

Speaker C

That's awesome.

Speaker C

So now how did you overcome the imposter syndrome?

Speaker C

Because a lot of people don't even go.

Speaker C

Go through it.

Speaker C

And first of all, why don't you explain what imposter syndrome is for those who don't know what it is?

Speaker A

Oh, boy.

Speaker A

Syndrome is when you.

Speaker A

When you're acting as something and you're.

Speaker A

You're not believing it.

Speaker A

And it's typically something that happens early on when you're trying something new.

Speaker A

But they say.

Speaker A

They say that, you know, the best, the most successful people are comfortable being kind of fumbling around and being not graceful and appearing not graceful, making mistakes.

Speaker A

You know, so many people want to avoid mistakes.

Speaker A

And that's, that's, that's part of the reason why I pursued coaching, too, is I wanted Charles, you know, to be there for me, to run things by.

Speaker A

Hey, am I thinking about this correctly?

Speaker A

What am I missing?

Speaker A

But yeah, imposter syndrome is just when you.

Speaker A

When you don't yet believe that you deserve to be wherever you are.

Speaker C

Wow, that's good.

Speaker C

And so, man, thank you for breaking out.

I love how you explained it.

Speaker C

Not.

Speaker C

Not believing that.

Speaker C

That.

Speaker C

That you say it again.

Speaker C

We're not believing that you deserve to.

Be where you are.

Not Believing that you deserve to be where you are.

That's real good.

Now, how did you overcome that, man?

Speaker C

Because a lot of people don't overcome it.

Speaker A

The only way that I found is.

Speaker A

Is through.

Speaker A

You just got to, like I said, be comfortable stumbling and looking silly sometimes.

Speaker C

Okay.

Speaker A

And learning.

Speaker A

Learning from your mistakes.

Speaker A

Learning from your mistakes.

Speaker A

And what.

Speaker A

What you were able to help in the whole community was able.

Speaker A

And including William, because William helped me out on.

Speaker A

On the monthly calls that we had as.

Speaker A

As students as well.

Speaker D

Oh, that's awesome to hear, man.

Yeah, I didn't actually know that, but that's awesome to hear.

Yeah.

Yeah, I might have looked a little bit different.

I might have been a little bit more scruffier back.

My hair changes pretty frequently.

Do you notice that, like, William, like, literally changes his hairstyle very, very often?

When we were on one of the calls, I think you had some, like, safety.

And probably didn't even realize I was wearing them.

He probably jumped straight from the workshop to the, you know, to his office, you know, ways on the call.

Yeah, it's totally possible.

But, Kyle, so that's you that's getting over the imposter syndrome.

Was there anything else, like, any other barrier that you had?

Speaker D

Like maybe a limiting belief, people around you that were maybe saying you couldn't do it.

Speaker D

Like, I know that you had a house that was somehow associated with your brother and your dad, and it wasn't really a good purchase initially.

Speaker D

And, like, how did your family respond to this kind of stuff when you started getting into real estate?

Speaker A

Oh, and that's.

Speaker A

That's the thing is, is the people who might tell you that they don't feel like it's a good idea for you.

Speaker A

There's.

Speaker A

They're the Pete.

Speaker A

They're the same people who care about you, and they may be coming from a place of.

Speaker A

Of true concern, not trying to sabotage or anything like that.

Speaker A

My dad, he bought this house and I helped him flip it.

Speaker A

It was supposed to be a flip house.

Speaker A

It was in like, I think he bought it in 2006, 2007, somewhere along.

Speaker A

There was planning on only it being a six month flip, but we all know how those schedules are subject to change.

Speaker A

Ended up being longer than what he had hoped and kind of got caught with the, with the real estate crash of, of 2008 and he decided to keep it.

Speaker A

And a lot of times it was vacant and sometimes it was rented and when it was rented it was a sore spot because of this issue or that issue.

Speaker A

And he was one of those where I was like, you know, dad, right, you know, my brother in law is going to, you know, he wants to sell it and think about buying it and using it as a rental.

Speaker A

And he had all sorts of reasons and I, I just asked him, I was like, did you, did you vet your, your renters?

Speaker A

Did you run the numbers, you know, did you factor in for vacancy, all, all those type of things?

Speaker A

And I think through that he agreed that it was a good idea to give it a shot.

Speaker D

Knowledge is power.

Speaker A

Yeah, yeah.

Speaker A

Same thing with, with my wife.

Speaker A

And it had to work the first time.

Speaker A

That was another thing that I kind of related to on, on MPI is, you know, my wife is a very conservative person when it comes to finances and I just through rich dad, poor dad and all those type of things.

Speaker A

It's like this, this rat race grind.

Speaker A

It's, it's a trap.

Speaker A

It's a trap.

Speaker A

If you look at, at older folks around you that played by the rules all, all their life, they had no, they had no more control over it than you do.

Speaker A

You have more control over your destiny as an entrepreneur than they did at the whim of, you know, whatever their, their retirement funds decided, wherever the stock market might be or you know, the, the side job, the, the, the 40 hours a week, that's an illusion of security.

Speaker A

It's not actual security.

Speaker C

That's, that's so true, man.

Speaker C

Wow.

Speaker C

So now let's talk about the journey.

Speaker C

Would you get in these properties?

Speaker C

Because I think that's so important to talk about.

Speaker C

Now tell us how you got the first property.

Speaker C

What was, what was that process like?

Speaker A

Yeah, it was, it was, it was interesting process.

Speaker A

So my, my dad had sold the house to my brother in law but for like contract for deed and he was making regular payments but it was never, it was never submitted so the contract was never recorded.

Speaker A

So when my brother in law was going to move out of the house, I said, hey, you Know I'd like to, to, to buy it and they both saw it as a, as a positive because we were avoiding having two transactions.

Speaker A

So if he were to sell it to somebody else, he would have to file the, the contract that he had with my brother in law and then pay all those fees and then after that sell it again.

Speaker A

So it really was a good situation for all of us.

Speaker A

Not to say that there wasn't tension at times.

Speaker A

And just because he's my dad doesn't mean that he didn't get you know, second and third offers just to make sure that he was getting a good deal for himself as well.

Speaker A

But we ran, ran the numbers and the numbers worked and I, I through that processes is where I met the, the property.

Speaker A

Well the, he's at that time he was working for another agency brokerage.

Speaker A

My, the, the property manager.

Speaker A

I was, I was going to rent it out and manage it myself but I wanted to get a professional's opinion on what rents would be.

Speaker A

And I actually got a couple property managers out there.

Speaker A

I got all the inspections, did it all right.

Speaker A

But, but yeah, so ended up going through that and then there was, there was some rehab to do is like $5,000 worth of rehab and I got it rented out right before Rubcon last year.

Speaker C

Dude, that was so awesome.

Speaker C

Wasn't that like a relief and just so amazing to be hanging out with all these other investors and getting that under your belts?

Speaker C

Man.

Speaker A

It was, it was, it was a goal.

Speaker A

It was definitely peer pressure.

Speaker A

I wanted to walk in there saying, hey, I have a, I have a profiting rental property.

Speaker D

Doing that and shrunking off that imposter syndrome as you walk through the door.

Speaker D

Look at that.

Speaker C

Yeah, look at me.

Speaker C

Yeah.

Speaker C

So now, now I remember when you emailed me about property number two.

Speaker C

I was so excited to hear that.

Speaker C

Like William and I and Dustin, we all get excited when any of our students, you know, close properties.

Speaker C

Right, right.

Speaker C

And so it's almost like, you know, you have, I don't know if they do it at the hospital around you.

Speaker C

At the hospital.

Speaker C

You know, around me.

Speaker C

Like when you have a baby, they ring the bells.

Speaker A

Oh yeah.

Speaker A

They'll play a little thing on the, on the speaker.

Speaker A

Yeah, yeah, yeah, yeah.

Speaker C

I think William does home birth.

Speaker C

Right?

Speaker D

The last one was.

Speaker C

Yeah, last one's home birth.

Speaker A

Yeah.

Speaker C

So you know, they could still ring the bell.

Speaker C

Yeah.

Speaker C

So I remember seeing that email with the second property.

Speaker C

Tell us about that.

Speaker C

How did that happen?

Speaker A

Yeah, so I, I did the, the 12 month seasoning period so that I Could refinance.

Speaker A

I got a lower interest rate and I freed up my original investment plus more.

Speaker A

And I, I told my, my property manager at, at that point I was going to school to become a licensed agent so that I could be a property manager working.

Speaker A

Working for his agency.

Speaker A

And I think I just found it on.

Speaker A

On Zillow.

Speaker A

And.

Speaker A

Yeah, brought.

Speaker A

Brought another insp.

Speaker A

So it's in Jacksonville, Illinois.

Speaker A

Purchase price was 19 5.

Speaker A

It's a, it's a.

Speaker D

Now wait a minute.

Speaker D

What year was this?

Speaker A

Earlier this year.

Speaker A

Wow.

Speaker D

Everybody listen to that.

Speaker D

There are meals to be had.

Speaker A

Yes.

Speaker C

Yeah.

Speaker C

Wow.

Speaker A

And not only that, William, you'll probably appreciate this it.

Speaker A

And I, I really hoping that I'm able to kind of make my mind up at rubcon, but it came with an entire half acre lot attached to it.

Speaker D

Okay.

Speaker C

Oh, my goodness.

Speaker A

So it's.

Speaker A

It's.

Speaker A

It's actually two parcels.

Speaker A

What?

Speaker D

Oh, it's already, it's already divided.

Speaker A

Yeah.

Speaker A

And then, and then the, the half lot is right next to it.

Speaker A

And that came with.

Speaker A

No way.

Speaker C

So you could build something.

Speaker C

Oh, my goodness.

Speaker A

Yeah.

Speaker C

You gotta have William come and build it.

Speaker C

William can build.

Speaker D

Yeah.

Speaker D

Wheels are turning in my brain.

Speaker D

Wow.

Speaker A

So.

Speaker A

And at closing, it didn't make it onto the contract, so we actually had to reschedule it because I went through and was like, I don't see the other parcel on there.

Speaker D

Oh, that was a good catch.

Speaker A

Yeah.

Speaker A

Yeah, it was close, but it was, it was an honest mistake, but it did, it did put the.

Speaker A

The close about a week.

Speaker A

Week behind.

Speaker D

So that's not too bad in all honesty.

Speaker A

Yeah.

Speaker C

Wow.

Speaker C

That is amazing, man.

Speaker C

Oh, my goodness, man, I'm so excited for you.

Speaker C

This is so cool.

Speaker C

So did you run into any issues with that one or.

Speaker C

Was always a pretty smooth sailing with the second one.

Speaker A

The second one was much smoother.

Speaker A

The second one I was able to buy directly through the llc, just like you teach us.

Speaker A

We buy the first one in our personal name.

Speaker A

When you refinance it, that's when you can refinance it into the entity.

Speaker A

And then on my second one, I was able to buy it directly from the LLC and I got a loan for it.

Speaker A

I paid 40% down.

Speaker A

And so I've got like a $12,000 loan.

Speaker A

I'll have it paid off completely in three years, but.

Speaker D

Oh, my goodness.

Speaker A

But I was able to that keep that money away for, for the, the reh, which is underway right now.

Speaker A

It won't be rented by Rubecon, but the, the rehab should be about 99% done.

Speaker A

Wow.

Speaker C

Dude, this is so.

Speaker C

I mean, you still have a great story to tell, like, when you come in, like, oh, my gosh, this is so exciting.

Speaker C

And what we found a lot of times is a lot of times the first property usually takes a while longer for students, and because they're learning the process, then the right mindset, making sure they're investing in the right area and all that stuff.

Speaker C

But usually when it comes to, like, the second property, a lot of times the second property comes faster.

Speaker C

At least that's what we've seen.

Speaker C

Right.

Speaker C

And so, like, I remember it took me almost a year to get my first property.

Speaker C

Believe it or not, it took me almost a year.

Speaker D

Oh, same, right.

Speaker C

YouTube, William.

Speaker C

Right.

Speaker C

I even had to renew my coaching with Dustin, and then I.
