Now I'm fresh off of three weeks of traveling through Japan.

Now, traveling through Japan was so amazing.

Speaker B

I drove 3,500 miles to 3,500 miles on the left hand side of the road, or I could say the wrong hand side of the road jokingly, but it was so amazing.

Speaker B

Driving.

Speaker B

Went through Japan and it was during the Sakura season.

Speaker B

That's where the cherry blossoms are out.

Speaker B

Super amazing and beautiful.

Speaker B

And so we drove from Tokyo, going all the way up north to the island of Hokkaido.

Speaker B

That's the top island above the main island of Japan.

Speaker B

Just drove all around Hokkaido, took a ferry because you know, you had to get the rental car across the ocean into the island to Hokkaido, and then took the ferry all the way back and then drove up the northern side of the main island by the Sea of Japan, saw some family members, I have family there that live in Japan and went to Tokyo.

Speaker B

But we were there for almost three weeks, 3,500 miles.

Speaker B

And, and I documented a little fun things like the donut shop that cost, oh my goodness, it was like $4 a donut.

Speaker B

But it was so amazing that Japanese people lined up literally around the corner every day.

Speaker B

Like literally every day.

Speaker B

And so we waited in line.

Speaker B

Cause we're like, hey, we're in Japan, let's go ahead and try it.

Speaker B

But they were amazing donuts.

Speaker B

So I talk about that on my Instagram channel as well as buying Wagyu Wagyu.

Speaker B

In fact, on my Instagram channel.

It's kind of funny.

Speaker B

You know, some people are nice and some people on Instagram or social media are kind of rude.

I mean, you can call them jerks.

Speaker B

But anyways, they're saying, hey, this guy's not pronouncing wag you the best.

He's saying wagu like it's Mr.

Speaker B

Magoo.

It's just weird.

Like, I don't understand how people think.

And well, their comments are just really rude.

But anyways, apparently I mispronounced Wagyu.

But anyways, even though I'm Japanese, I don't speak a ton of Japanese.

How the Real Estate Wealth Builders Conference is, is changing.

We're changing a lot of things from the direction who we're focusing on, all that sort of stuff.

And, and I explain that because my goal is to help you become an income builder.

Now I'll give you a quick little glimpse into it.

When you invest for wealth, you know, like, hey, I just want to buy a property.

I want to get wealth.

Well, that does not necessarily equate into income.

Speaker B

In fact, I knew a lot of people back in 2008 when the economy crashed, they were investing for wealth.

Well, they didn't invest for income.

Speaker B

And those are the people that got hurt really, really bad.

Speaker B

In fact, they went bankrupt because values went down and they just went foreclosure and went bankrupt.

Speaker B

Well, I didn't.

Speaker B

I made more money because I invested for income.

Speaker B

Well, wealth does not equal income.

Speaker B

But income always equals wealth.

Speaker B

When you invest for real estate or in real estate for income, you will always get wealth as well as the opposite is not true.

Speaker B

You know, wealth does not always equal income.

Speaker B

And, and that's the reason why we.

Speaker B

I'm bringing up this episode and all the changes at Master Passive Income that I've been sharing with you about.

I bought a 375 unit apartment complex this last month.

I bought three single family homes.

I've refinanced and pulled cash out to buy more properties.

I'm doing subject to deals which means I take over the mortgage payments.

I am, I'm an investor, that's what I do.

Speaker B

And I am here to show you what I'm doing and what I've been doing since 2006.

In fact I have 30 plus properties that are making me money in passive income and I'm going to show you exactly how to do that.

When you buy your first property, when you buy your fourth property, when you become a scaler, you start scaling your business to become a successful real estate investor where you can quit your job.

I feel fulfilled, like I've done something to help another human being and hopefully that's you.

Become financially independent, be able to have generational wealth.

That's my ultimate goal in life because now it's not worried about money.

I'm blessed to have five kids.

It's not that we're going to stop doing events.

I wish I was out there more, but I've been having a lot of things to do.

Let me walk you through a little bit more.

So why is this the last Real Estate Wealth Builders Conference and we've had.

This is our fourth year now.

Well, let me take you back to the beginning on how it started.

Now, if you remember, Yesterday, Charles Rose Jr.

One of my students, came up on Stage and in four years, he got 29 units.

Financially independent, in my opinion, I've seen this happen.

I've done it too.

Speaker A

It should take you about four to five years to become financially independent, become into that income investor.

Speaker A

If you got to work hard, don't get me wrong, you have to work hard.

Speaker A

But it's possible, absolutely possible for every single one of you to do that with that.

Though, imagine in 2021 when I was planning the first Real Estate wealth builders conference.

That's four years now, 2025.

Now, if I would have given you that roadmap back then, if I would have helped you get started back then, even more so right now, you'd be financially independent if you had taken those steps.

This is why everything that we're doing now from this point moving forward is to help you become an income builder.

So in 2015, I can't believe I found this video.

This is on 2015, one of the very first videos I ever created.

I had no clue what I was doing.

Speaker A

I barely started coaching people and I created this video and I gave out my.

Speaker A

Basically, it's a very crappy, crass way to say it, but a very bad Excel sheet of what I did because I'm not a numbers person, I'm not an Excel person.

Speaker A

I just knew I needed to calculate things and there wasn't anything like this back then.

Speaker A

In fact 2006 when I first started investing in real estate, I went to one of those quote unquote gurus and they said I was watching because when you're working, you watch TV late at night and you go to work and you watch TV and you go to work.

Speaker A

Well, I was watching late night infomercial and this guru said we're coming to your town free two hour seminar.

Speaker A

Well, I went to that two hour seminar.

Speaker A

I was like this is so fantastic.

Speaker A

Well, it was all hype, all sales pitch.

Speaker A

And they said now run to the back.

Speaker A

And they suckered me as probably other people like you know, Tom spoke yesterday.

Speaker A

We got suckered into spending this much money for this much value.

Speaker A

It was just a way to make money.

Speaker A

That's why I created in 2015 master passive income.

Speaker A

I want to help people.

Speaker A

I was already fan shim pendant.

Speaker A

I want to help people just giving all this stuff away for free.

Speaker A

But then also that past, I guess issue trauma problem of being suckered that led me into creating the real estate Wealth Builders conference saying thinking we don't want these high pressure sales.

Speaker A

We don't want high $80 grand for $2,000 worth of value.

Speaker A

That's what they were doing.

Speaker A

That's what I got suckered in, Tom.

Speaker A

Many people got suckered in.

Speaker A

So in 2015, I started this and I was giving away my Excel sheet.

Now in 2019, so sorry, I started Master Passive Income, started doing that podcast, all that sort of stuff, selling courses and books.

And in 2019, I started successfully unemployed.

This is my podcast as a business podcast.

Speaker A

Since then, pausing the story, I've given that over to Roger.

Speaker A

You guys, Roger are master of energy.

Speaker A

He's got a lot of energy, he's doing well with success.

Speaker A

Unemployed.

Speaker A

I've offloaded that to him so that he can take up that mantle and.

Speaker A

But the question came, why are you doing successfully unemployed?

Speaker A

This is in 2019, kid.

Speaker A

You not.

Speaker A

I was going to give up Master Passive Income.

Speaker A

I was going to give up all the coaching in real estate because it was boring.

Speaker A

It was boring.

Speaker A

People were buying courses.

Speaker A

But I don't make money in my courses.

Speaker A

I make my money through real estate.

Speaker A

And I was not seeing people's lives change.

Speaker A

So the big reason why I was getting bored of it and I wasn't seeing people's lives change because this is one thing I want you to realize.

Speaker A

Real estate is not about properties.

Speaker A

Real estate is not about properties because my goal was to help people to invest in real estate.

Speaker A

Then I realized real estate is about people.

Speaker A

No matter if you're working with a seller, that you're trying to buy their home or a tenant, you're trying to get it rented, or you're trying to sell your house, or you're working with a mortgage broker or IRA company.

Speaker A

No matter what, everything is about people.

Speaker A

So what I did was I created in 2020 group coaching where I can connect with lots of people all at one time.

Speaker A

This brought new life to me because I had people around me now, which was so great.

Speaker A

And then Rubecon, because all of my people online said, we want to get together.

Speaker A

I said, that's a great idea, let me do it.

Speaker A

So 2021 planned it.

Speaker A

Four months later we had our first ever Rubecon and and then we had in 2023 and 2024, and then now we have Rubcon here today.

Speaker A

But Rubcon was flawed from the beginning in my vision of helping one thou, one million people to invest in real estate.

Speaker A

I know that now, at the beginning I thought it was this is the great way we'd go.

Speaker A

But now I realized my vision was flawed, the path was flawed.

Speaker A

Let me share with you, why flawed from the beginning?

Speaker A

Because first I built rootcon around community.

Speaker A

That's not a bad thing at all.

Speaker A

Don't get me wrong, community is not a bad thing.

Speaker A

But this is a flawed goal because a community of investors does not make you the individual person, an investor.

Speaker A

It makes.

Speaker A

It gets a lot of investors around us, but it does not focus on you.

Speaker A

Now, if I make you an investor, that leads to an investor community.

Speaker A

So my focus, instead of saying, let's just make a community.

Speaker A

No, no, no.

Speaker A

Now my focus is helping you individually to become an investor.

Speaker A

Then the second thing, wealth building.

Speaker A

Wealth building is great.

Speaker A

When I first I was like, yes, that's what we all want.

Speaker A

We all want wealth.

Speaker A

But investing for wealth does not lead to income.

Speaker A

If you buy just to have a bunch of wealth, I know a lot of people that have a lot of properties.

Speaker A

They're not making any money on those properties.

Speaker A

But what does happen?

Speaker A

Investing for income does bring wealth.

Speaker A

Does that make sense?

Speaker A

Everybody nod your head.

Speaker A

Help me out.

Awesome.

Yes.

Speaker A

If we invest just for wealth, we're missing.

Speaker A

We can miss out on income.

Speaker A

But if you invest for income, you will get wealth.

So that's the flawed design of Rubecon.

Well, I'm going to give you the new direction for Master Passive Income and the Real Estate Wealth Builders Conference.

And it is all about income building.

It's all about helping you to build your income so you become financially independent, eventually get to become an income investor.

Now making you and income builder is my new goal.

That's going to help me reach a million people investing in real estate and you financially independent.

But I want to focus on making you an income investor and making you have financial freedom.

And honestly, in four to five years, you should be there if you work hard.

Don't get me wrong, it's a lot of work, but you can.

Now, 2015, this was my crude excel sheet.

Then in 20, I want to say 22, I graded the green light Deal Analyzer, a beefed up Excel sheet.

I got a couple like Charles Rose Jr.

He's really good at Excel.

I got, anyways, this helps you to analyze deals so much faster in one minute.

Speaker A

And you see the green lights there, those green little tabs.

Speaker A

It tells you, hey, does it fit the criteria?

Speaker A

Does it not fit the criteria?

Speaker A

And so this works out really, really well.

Speaker A

But it's an Excel sheet, and it's very, very limited.

Speaker A

But it's not bad.

Speaker A

But I thought we could do more.

Speaker A

I started talking to Juan.

Juan said, hey, Dustin, what if we created a software, an app that does this and so much more.

I'm like, okay, this sounds really good.

I've been thinking about it, but I can't program.

So for the last three months, we've been working on this amazing software for you as a real estate investor to help you to create income.

And I said, you know what, let me go ahead and put in here.

So this is what it's going to look like where you're going to get in here at a property.

Then it's going to ask you after you because it pre fills in the data purchase price.

Then after repairs, I don't know, let's just say we're maybe capturing $10,000 equity.

Then we down payment 20%.

I know we have vendors or sponsors over there that can get you less down payment.

Remember, one of the ways we make money is we capture equity.

So let's say I go back in.

What's the purchase price?

They're asking $230,000.

Well, I know at that rate, I'm not making the cash flow that I want.

So I need to adjust that.

And let me say I'm going to give you a tip.

You're an investor.

Speaker A

You're negotiating, negotiate, starting your lowest dollar amount.

Speaker A

So I'm going to say, let's say I can buy it for $200,000.

Speaker A

And then I'm going to go in here and save this.

Speaker A

And you can see the cash flow is increased because the purchase price is lower, mortgage is lower.

Speaker A

All that sort of taxes are hopefully lower because tax basis is lower.

Speaker A

And now you have a property that's cash flowing.

Speaker A

Let me go back and deal analyzer.

You can see it meets your criteria.

But also one thing.

Let's say you wanted your settings.

Speaker A

You wanted to change it, like the minimum cash needed out of your pocket.

You're like, you know, I'm good to spend $40,000, then that's good.

Or if you were to say, you know what, most I want is $10,000 out of my pocket or monthly cash flow.

You change all this criteria so that you have that for how you want to run your business.

And then that would adjust what this looks like.
