Speaker BNow I'm fresh off of three weeks of traveling through Japan.
Speaker BNow, traveling through Japan was so amazing.
Speaker BI drove 3,500 miles to 3,500 miles on the left hand side of the road, or I could say the wrong hand side of the road jokingly, but it was so amazing.
Speaker BDriving.
Speaker BWent through Japan and it was during the Sakura season.
Speaker BThat's where the cherry blossoms are out.
Speaker BSuper amazing and beautiful.
Speaker BAnd so we drove from Tokyo, going all the way up north to the island of Hokkaido.
Speaker BThat's the top island above the main island of Japan.
Speaker BJust drove all around Hokkaido, took a ferry because you know, you had to get the rental car across the ocean into the island to Hokkaido, and then took the ferry all the way back and then drove up the northern side of the main island by the Sea of Japan, saw some family members, I have family there that live in Japan and went to Tokyo.
Speaker BBut we were there for almost three weeks, 3,500 miles.
Speaker BAnd, and I documented a little fun things like the donut shop that cost, oh my goodness, it was like $4 a donut.
Speaker BBut it was so amazing that Japanese people lined up literally around the corner every day.
Speaker BLike literally every day.
Speaker BAnd so we waited in line.
Speaker BCause we're like, hey, we're in Japan, let's go ahead and try it.
Speaker BBut they were amazing donuts.
Speaker BSo I talk about that on my Instagram channel as well as buying Wagyu Wagyu.
Speaker BIn fact, on my Instagram channel.
Speaker BIt's kind of funny.
Speaker BYou know, some people are nice and some people on Instagram or social media are kind of rude.
Speaker BI mean, you can call them jerks.
Speaker BBut anyways, they're saying, hey, this guy's not pronouncing wag you the best.
Speaker BHe's saying wagu like it's Mr.
Speaker BMagoo.
Speaker BIt's just weird.
Speaker BLike, I don't understand how people think.
Speaker BAnd well, their comments are just really rude.
Speaker BBut anyways, apparently I mispronounced Wagyu.

Speaker BWagyu.
Speaker BI think that's how they say it.
Speaker BBut anyways, even though I'm Japanese, I don't speak a ton of Japanese.

Speaker BAnd I'm unveiling in this episode how you can be an income builder.
Speaker BHow the Real Estate Wealth Builders Conference is, is changing.
Speaker BWe're changing a lot of things from the direction who we're focusing on, all that sort of stuff.
Speaker BAnd, and I explain that because my goal is to help you become an income builder.
Speaker BNow I'll give you a quick little glimpse into it.
Speaker BWhen you invest for wealth, you know, like, hey, I just want to buy a property.
Speaker BI want to get wealth.
Speaker BWell, that does not necessarily equate into income.
Speaker BIn fact, I knew a lot of people back in 2008 when the economy crashed, they were investing for wealth.
Speaker BWell, they didn't invest for income.
Speaker BAnd those are the people that got hurt really, really bad.
Speaker BIn fact, they went bankrupt because values went down and they just went foreclosure and went bankrupt.
Speaker BWell, I didn't.
Speaker BI made more money because I invested for income.
Speaker BWell, wealth does not equal income.
Speaker BBut income always equals wealth.
Speaker BWhen you invest for real estate or in real estate for income, you will always get wealth as well as the opposite is not true.
Speaker BYou know, wealth does not always equal income.
Speaker BAnd, and that's the reason why we.
Speaker BI'm bringing up this episode and all the changes at Master Passive Income that I've been sharing with you about.

Speaker BAnd it was because of all the changes that we put on and watch out because in the future, maybe next couple weeks, maybe month, I'm gonna actually do a live, well, live virtual if that's what you can say.
Speaker BBut it's gonna be a virtual but a live recording.
Speaker BRecording, how do I say it?
Speaker BIt's going to be live but I'm going to be replaying with a host.
Speaker BI'm going to be there as well.
Speaker BBut we're going to be, I believe we're going to be on Zoom, but it's going to be a virtual showing of the entire real estate weather brothers conference and everything and all the learning, all the excitement, all that good stuff.

Speaker BI bought a 375 unit apartment complex this last month.
Speaker BI bought three single family homes.
Speaker BI've refinanced and pulled cash out to buy more properties.
Speaker BI'm doing subject to deals which means I take over the mortgage payments.
Speaker BI am, I'm an investor, that's what I do.
Speaker BAnd I am here to show you what I'm doing and what I've been doing since 2006.
Speaker BIn fact I have 30 plus properties that are making me money in passive income and I'm going to show you exactly how to do that.
Speaker BAnd in this episode that I am showing you, then this is a replay.
Speaker BThis is a recording of my talk that I gave at the Real Estate Wealth Builders conference.

Speaker BWhen you buy your first property, when you buy your fourth property, when you become a scaler, you start scaling your business to become a successful real estate investor where you can quit your job.
Speaker BI feel fulfilled, like I've done something to help another human being and hopefully that's you.

Speaker BBecome financially independent, be able to have generational wealth.
Speaker BThat's my ultimate goal in life because now it's not worried about money.
Speaker BI'm not worried about my family.
Speaker BI'm blessed to have five kids.

Speaker ANow, if you remember, Yesterday, Charles Rose Jr.
Speaker AOne of my students, came up on Stage and in four years, he got 29 units.
Speaker AFinancially independent, in my opinion, I've seen this happen.
Speaker BI've done it too.
Speaker AIt should take you about four to five years to become financially independent, become into that income investor.
Speaker AIf you got to work hard, don't get me wrong, you have to work hard.
Speaker ABut it's possible, absolutely possible for every single one of you to do that with that.
Speaker AThough, imagine in 2021 when I was planning the first Real Estate wealth builders conference.
Speaker AThat's four years now, 2025.
Speaker ANow, if I would have given you that roadmap back then, if I would have helped you get started back then, even more so right now, you'd be financially independent if you had taken those steps.
Speaker AThis is why everything that we're doing now from this point moving forward is to help you become an income builder.

Speaker AThis is on 2015, one of the very first videos I ever created.
Speaker AI had no clue what I was doing.
Speaker AI barely started coaching people and I created this video and I gave out my.
Speaker ABasically, it's a very crappy, crass way to say it, but a very bad Excel sheet of what I did because I'm not a numbers person, I'm not an Excel person.
Speaker AI just knew I needed to calculate things and there wasn't anything like this back then.
Speaker AIn fact 2006 when I first started investing in real estate, I went to one of those quote unquote gurus and they said I was watching because when you're working, you watch TV late at night and you go to work and you watch TV and you go to work.
Speaker AWell, I was watching late night infomercial and this guru said we're coming to your town free two hour seminar.
Speaker AWell, I went to that two hour seminar.
Speaker AI was like this is so fantastic.
Speaker AWell, it was all hype, all sales pitch.
Speaker AAnd they said now run to the back.
Speaker AAnd they suckered me as probably other people like you know, Tom spoke yesterday.
Speaker AWe got suckered into spending this much money for this much value.
Speaker AIt was just a way to make money.
Speaker AThat's why I created in 2015 master passive income.
Speaker AI want to help people.
Speaker AI was already fan shim pendant.
Speaker AI want to help people just giving all this stuff away for free.
Speaker ABut then also that past, I guess issue trauma problem of being suckered that led me into creating the real estate Wealth Builders conference saying thinking we don't want these high pressure sales.
Speaker AWe don't want high $80 grand for $2,000 worth of value.
Speaker AThat's what they were doing.
Speaker AThat's what I got suckered in, Tom.
Speaker AMany people got suckered in.
Speaker ASo in 2015, I started this and I was giving away my Excel sheet.
Speaker ANow in 2019, so sorry, I started Master Passive Income, started doing that podcast, all that sort of stuff, selling courses and books.
Speaker AAnd in 2019, I started successfully unemployed.
Speaker AThis is my podcast as a business podcast.
Speaker ASince then, pausing the story, I've given that over to Roger.
Speaker AYou guys, Roger are master of energy.
Speaker AHe's got a lot of energy, he's doing well with success.
Speaker AUnemployed.
Speaker AI've offloaded that to him so that he can take up that mantle and.
Speaker ABut the question came, why are you doing successfully unemployed?
Speaker AThis is in 2019, kid.
Speaker AYou not.
Speaker AI was going to give up Master Passive Income.
Speaker AI was going to give up all the coaching in real estate because it was boring.
Speaker AIt was boring.
Speaker APeople were buying courses.
Speaker ABut I don't make money in my courses.
Speaker AI make my money through real estate.
Speaker AAnd I was not seeing people's lives change.
Speaker ASo the big reason why I was getting bored of it and I wasn't seeing people's lives change because this is one thing I want you to realize.
Speaker AReal estate is not about properties.
Speaker AReal estate is not about properties because my goal was to help people to invest in real estate.
Speaker AThen I realized real estate is about people.
Speaker ANo matter if you're working with a seller, that you're trying to buy their home or a tenant, you're trying to get it rented, or you're trying to sell your house, or you're working with a mortgage broker or IRA company.
Speaker ANo matter what, everything is about people.
Speaker ASo what I did was I created in 2020 group coaching where I can connect with lots of people all at one time.
Speaker AThis brought new life to me because I had people around me now, which was so great.
Speaker AAnd then Rubecon, because all of my people online said, we want to get together.
Speaker AI said, that's a great idea, let me do it.
Speaker ASo 2021 planned it.
Speaker AFour months later we had our first ever Rubecon and and then we had in 2023 and 2024, and then now we have Rubcon here today.
Speaker ABut Rubcon was flawed from the beginning in my vision of helping one thou, one million people to invest in real estate.
Speaker AI know that now, at the beginning I thought it was this is the great way we'd go.
Speaker ABut now I realized my vision was flawed, the path was flawed.
Speaker ALet me share with you, why flawed from the beginning?
Speaker ABecause first I built rootcon around community.
Speaker AThat's not a bad thing at all.
Speaker ADon't get me wrong, community is not a bad thing.
Speaker ABut this is a flawed goal because a community of investors does not make you the individual person, an investor.
Speaker AIt makes.
Speaker AIt gets a lot of investors around us, but it does not focus on you.
Speaker ANow, if I make you an investor, that leads to an investor community.
Speaker ASo my focus, instead of saying, let's just make a community.
Speaker ANo, no, no.
Speaker ANow my focus is helping you individually to become an investor.
Speaker AThen the second thing, wealth building.
Speaker AWealth building is great.
Speaker AWhen I first I was like, yes, that's what we all want.
Speaker AWe all want wealth.
Speaker ABut investing for wealth does not lead to income.
Speaker AIf you buy just to have a bunch of wealth, I know a lot of people that have a lot of properties.
Speaker AThey're not making any money on those properties.
Speaker ABut what does happen?
Speaker AInvesting for income does bring wealth.
Speaker ADoes that make sense?
Speaker AEverybody nod your head.
Speaker AHelp me out.
Speaker AAwesome.
Speaker AYes.
Speaker AIf we invest just for wealth, we're missing.
Speaker AWe can miss out on income.
Speaker ABut if you invest for income, you will get wealth.
Speaker ASo that's the flawed design of Rubecon.
Speaker AWell, I'm going to give you the new direction for Master Passive Income and the Real Estate Wealth Builders Conference.
Speaker AAnd it is all about income building.
Speaker AIt's all about helping you to build your income so you become financially independent, eventually get to become an income investor.
Speaker ANow making you and income builder is my new goal.
Speaker AThat's going to help me reach a million people investing in real estate and you financially independent.

Speaker AThen in 20, I want to say 22, I graded the green light Deal Analyzer, a beefed up Excel sheet.
Speaker AI got a couple like Charles Rose Jr.
Speaker AHe's really good at Excel.
Speaker AI got, anyways, this helps you to analyze deals so much faster in one minute.
Speaker AAnd you see the green lights there, those green little tabs.
Speaker AIt tells you, hey, does it fit the criteria?
Speaker ADoes it not fit the criteria?
Speaker AAnd so this works out really, really well.
Speaker ABut it's an Excel sheet, and it's very, very limited.
Speaker ABut it's not bad.
Speaker ABut I thought we could do more.
Speaker AI started talking to Juan.
Speaker AJuan said, hey, Dustin, what if we created a software, an app that does this and so much more.
Speaker AI'm like, okay, this sounds really good.

Speaker AI've been thinking about it, but I can't program.

Speaker AThen it's going to ask you after you because it pre fills in the data purchase price.

Speaker AThen after repairs, I don't know, let's just say we're maybe capturing $10,000 equity.

Speaker ADeal analyzer.
Speaker AGreen and red lights.
Speaker AWell, does this fit our criterias at the very top?
Speaker AAnd so you can go back before I get to the top.
Speaker AYou can go back and change and adjust everything.
Speaker ALike, there's rehab costs that you could put in there.
Speaker AThere's closing costs.
Speaker AYou can add in there as well.

Speaker AWell, I know at that rate, I'm not making the cash flow that I want.

Speaker ASo I need to adjust that.
Speaker AAnd let me say I'm going to give you a tip.
Speaker AYou're an investor.
Speaker AYou're negotiating, negotiate, starting your lowest dollar amount.
Speaker ASo I'm going to say, let's say I can buy it for $200,000.
Speaker AAnd then I'm going to go in here and save this.
Speaker AAnd you can see the cash flow is increased because the purchase price is lower, mortgage is lower.
Speaker AAll that sort of taxes are hopefully lower because tax basis is lower.
Speaker AAnd now you have a property that's cash flowing.
Speaker ALet me go back and deal analyzer.
Speaker AYou can see it meets your criteria.
Speaker ABut also one thing.
Speaker ALet's say you wanted your settings.
Speaker AYou wanted to change it, like the minimum cash needed out of your pocket.
Speaker AYou're like, you know, I'm good to spend $40,000, then that's good.
Speaker AOr if you were to say, you know what, most I want is $10,000 out of my pocket or monthly cash flow.
Speaker AYou change all this criteria so that you have that for how you want to run your business.
Speaker AAnd then that would adjust what this looks like.
Speaker ASo we also have.
Speaker AAnd we're working on more advanced analytics and criteria and Reporting.

Speaker ANow this is just the start.
