[00:02:39] deciding on

[00:02:40] when to sell, But there are certain

[00:02:42] people out there have

[00:02:44] holidays

[00:02:45] and

[00:02:45] I've had many listings during the holidays and

[00:02:47] that's usually a question that comes up.

[00:02:48] Do I

[00:02:49] decorate or do I not?

[00:02:53] Jenn: mean that's actually kind of

[00:02:53] what sparked This

[00:02:54] is, conversation that we had at the listing appointment, because we knew we were going to be listing in [00:03:00] December, and it was like that weekend and we kind of did this very quickly because The scenario

[00:03:03] that we had is

[00:03:04] we were getting

[00:03:04] ready

[00:03:05] to

[00:03:05] plan for the next coming Set up a timeline that

[00:03:09] way,

[00:03:10] but then they did see a

[00:03:11] house.

[00:03:11] They're moving to Jersey.

[00:03:12] They found a house they really liked

[00:03:14] and

[00:03:15] They got it and they said

[00:03:16] like if this is the then we need to

[00:03:18] like list

[00:03:19] now

[00:03:20] *for confidentiality,*

[00:03:21] *we'll call *

[00:03:21] *them Monte Carlo and Donna, *

[00:03:23] *the moMillenniUPnial names that*

[00:03:26] *we have.*

[00:03:27] they asked, do we decorate our room for Christmas? It was very last minute. I said,

[00:03:30] I would probably keep it to a minimum, but you know, we'll get

[00:03:34] into, How to stage your house, Marketability,

[00:03:37] and then kind of like and cons to both of those and which

[00:03:40] one

[00:03:40] you should

[00:03:41] so first I'm going to start with

[00:03:42] What makes for

[00:03:43] a good showing experience for the buyer that's coming

[00:03:45] through your house?

[00:03:46] typically, you know, you want to make

[00:03:48] sure it's

[00:03:49] clean,

[00:03:50] free of smelly smells, full of good smelly

[00:03:53] smells,

[00:03:54] depersonalized, so

[00:03:55] taking down

[00:03:55] anything

[00:03:56] that? has, like, your family up

[00:03:58] people want to see their own [00:04:00] families

[00:04:00] in that

[00:04:00] house.

[00:04:01] Seth: you believe

[00:04:01] that?

[00:04:02] Jenn: For the

[00:04:02] most

[00:04:02] part.

[00:04:03] Seth: I think it's like, listen, I mean, I've gone

[00:04:05] into houses where

[00:04:05] there's

[00:04:06] walls

[00:04:07] you can't

[00:04:08] even see

[00:04:08] of the paint

[00:04:10] pictures up,

[00:04:10] If you

[00:04:11] have like a really

[00:04:12] adorable,

[00:04:13] know, wedding photo that's on a wall, like, alright, sure, keep you've got your

[00:04:23] think that there's a curiosity

[00:04:24] with buyers

[00:04:25] who want to know

[00:04:25] who seller is And if

[00:04:27] you give them

[00:04:27] a little peek into

[00:04:28] who they are I think it actually makes it a little

[00:04:30] more welcoming. at my old brokerage I used to argue with people back because there were a lot of

[00:04:33] older agents who had been in

[00:04:35] the

[00:04:35] business for a very long

[00:04:36] time and like the just

[00:04:38] take

[00:04:38] all the pictures

[00:04:39] out and like completely

[00:04:40] neutralize it because they felt

[00:04:42]

[00:04:42] it would be less welcoming

[00:04:43] because

[00:04:43] the

[00:04:43] family was kind of

[00:04:44] intruding on their vision

[00:04:46] their family

[00:04:47] being in it.

[00:04:47] I think

[00:04:48] it adds a little

[00:04:48] bit

[00:04:49] of personality. It's, I think it's falls in the same bucket is why a

[00:04:52] lot

[00:04:52] of buyers agents

[00:04:53] like send buyer letters.

[00:04:54] It adds like

[00:04:55] a humanity

[00:04:56] to the

[00:04:56] transaction. but yeah,

[00:04:58] I've

[00:04:58] been

[00:04:58] in,

[00:04:59] in listings [00:05:00] and

[00:05:00] and houses where they're like, what do you think?

[00:05:02] There's like little frame that are like, stuck to commandos trips,

[00:05:06] you know? And I'm like, yeah, you gotta

[00:05:07] get

[00:05:07] of all

[00:05:07] Jenn: rather have a

[00:05:08] picture in

[00:05:09] a

[00:05:09] frame than nothing in a frame, also seems, yeah, because it'll feel, I

[00:05:13] Seth: think

[00:05:13] that some and some

[00:05:15] architecture, some instances, it will feel like

[00:05:17] a

[00:05:17] model

[00:05:17] home.

[00:05:17] it'll feel

[00:05:18] stale, it'll feel like, neutralized,

[00:05:21] Jenn: can still bring your personality into a home without everything

[00:05:25] plastered on it. if I was listing my house,

[00:05:27] I don't know

[00:05:27] how I'd feel

[00:05:27] about Because my house is plastered with of Jackson.

[00:05:31] I don't know if I'd want to have, like, you know, people walking around. I get

[00:05:34] really weirded out by that,

[00:05:35] It's why

[00:05:35] my

[00:05:35] personal account is personal.

[00:05:36] Seth: And

[00:05:37] that's

[00:05:37] Jenn: but, is there anything to argue to say that,

[00:05:40] could border on The line of fair housing and

[00:05:45] be more not of any

[00:05:49] or religion or?

[00:05:56] license, they should talk to their broker a

[00:06:16] some kind of a, like, protect the glass card

[00:06:40] decorations, right? yes,

[00:06:43] what the conclusion that I came to.

[00:06:44] in

[00:06:44] an ideal world, yeah, that's

[00:06:45] what

[00:06:45] it's

[00:06:45] going to be is keep

[00:06:46] it, you know,

[00:06:47] minimal, eliminate

[00:06:49] big, furniture, maximize your space, to be able to show the space that you have, but can

[00:06:54] work.

[00:06:55] sometimes

[00:06:56] it's easy to do,

[00:06:56] sometimes it's not so

[00:06:57] much,

[00:06:58] And

[00:06:58] then, like I said, make it smell [00:07:00] good

[00:07:00] and make it inviting

[00:07:01] when people come in. Keep it at a comfortable temperature. Like, I

[00:07:04] understand that sometimes you might not be living there at

[00:07:06] the time, and that's so great for you. Love that for you. Makes it a lot easier

[00:07:10] for your

[00:07:10] showings, too.

[00:07:11] Is that not having to interrupt your life so

[00:07:13] much. But

[00:07:14] I understand that people will be coming

[00:07:15] through and you know, take

[00:07:17] that Pico or electric

[00:07:18] bill for the month and

[00:07:20] still keep it, in, like, a

[00:07:21] comfortable. It's, it's

[00:07:22] Jenn: the best temperature is

[00:07:25] Seth: degrees.

[00:07:25] it's

[00:07:25] part of the marketing

[00:07:26] is the temperature,

[00:07:27] the way

[00:07:28] the

[00:07:28] place presents,

[00:07:28] the way it smells,

[00:07:29] the way the place looks outside, It's all a

[00:07:31] mix. And

[00:07:31] that's

[00:07:32] why a

[00:07:32] lot of people, when they try to sell their house,

[00:07:33] they have absolutely no idea what they're doing and you can

[00:07:36] feel what they call a *FSBO, which is for sale by owner*.

[00:07:40] You can feel the

[00:07:40] FSBO, man,

[00:07:41] when you walk into

[00:07:42] some of these houses

[00:07:43] and I'm going to tell you

[00:07:44] right now,

[00:07:44] it's like, you know, nobody has really taken a

[00:07:47] lot of thought.

[00:07:48] and, keep in mind that

[00:07:49] listing agent, when they walk

[00:07:51] into that

[00:07:51] house, they, they also probably work with

[00:07:53] buyers, so they know what buyers are

[00:07:55] looking and certainly, presenting the house in a in

[00:07:58] a positive light, especially right [00:08:00] now where the market is a little bit

[00:08:01] slower,

[00:08:02] there's less buyers out there. You really got to

[00:08:05] Jenn: Yeah, And

[00:08:06] also just to the, you know, finding that

[00:08:09] balance between making it, homey, but also not

[00:08:12] too personal

[00:08:14] to yourself. I had clients,

[00:08:16] we were going on a house

[00:08:17] that we saw a beautiful

[00:08:19] home, like I

[00:08:20] was.

[00:08:21] Shocked they did not want was

[00:08:24] really well priced,

[00:08:26] Completely within their budget, would

[00:08:28] not have had

[00:08:28] to do a single

[00:08:29] thing.

[00:08:30] the

[00:08:30] owner was

[00:08:30] actually there for it, which I don't always like, except

[00:08:32] he was. Super funny, super nice, had lived there with his

[00:08:36] wife, like they're, the whole marriage of some like

[00:08:39] 50, 60 years, really

[00:08:41] wholesome. and so when they, I was like, this

[00:08:43] is the home run, and we were great with him, and we, I was like, you know, now when this comes across, you

[00:08:48] pick our

[00:08:48] offer, and I had

[00:08:51] the

[00:08:51] listing agent, and I was like, oh

[00:08:52] man, we might get

[00:08:53] this

[00:08:54] one in the bag.

[00:08:55] they

[00:08:55] told me they didn't want to put an

[00:08:56] offer. and I was

[00:08:57] ZOOM0051_Tr4: like

[00:08:57] Jenn: why?[00:09:00]

[00:09:00] And they said

[00:09:01] they.

[00:09:03] they

[00:09:03] would

[00:09:03] just be moving into Okay.

[00:09:06] Seth: that's

[00:09:06] a fair statement.

[00:09:07] seeking of owners being present I had an owner present and

[00:09:10] he immediately

[00:09:12] stormed the

[00:09:12] door.

[00:09:13] He was very nice.

[00:09:14] Single guy

[00:09:15] had lived by himself for 20

[00:09:16] years in the same house and we felt that

[00:09:19] when we Because there

[00:09:21] was

[00:09:21] nothing.

[00:09:21] It was

[00:09:22] original construction.

[00:09:23] He had built the house

[00:09:24] through a

[00:09:25] toll brothers.

[00:09:25] And had not done a thing to the house. I mean, almost literally had not done a

[00:09:29] thing to

[00:09:30] the

[00:09:30] house

[00:09:30] since. And

[00:09:31] Jenn: can get. I can fall into this

[00:09:33] sometimes.

[00:09:34] Seth: No, it gets it gets much better.

[00:09:36] So

[00:09:36] then he told us about how he knew

[00:09:38] Steve

[00:09:39] Jobs and Bill Gates, and he was out in California back in the 80s and 90s, And

[00:09:44] he went on and on and on. And my people were,

[00:09:47] very

[00:09:47] kind of

[00:09:48] cautious. They were

[00:09:48] very, hesitant homebuyers. We, I took a lot of time with them.

[00:09:52] I looked with houses

[00:09:53] with them for almost a year and a half, which is like kind of unheard of in the last few years.

[00:09:57] And. Then he says, well, [00:10:00] you

[00:10:00] have to come out back, and

[00:10:01] I

[00:10:01] was like, oh, oh, for

[00:10:02] sake,

[00:10:22] bunch of cookies. And, I'm like, what are we doing?

[00:11:09] times there's a limit and the buyer wants to feel

[00:11:12] like they

[00:11:12] have the ability to explore that property

[00:11:15] because

[00:11:15] it is a big decision

[00:11:17] Jenn: I have a strong stance on owners being in the home and

[00:11:20] I don't

[00:11:20] like it

[00:11:21] Seth: you don't like it? okay, that's fair.

[00:11:30] as far as like your offers and whatever,

[00:11:32] and. When you are going through a house, this is kinda getting off topic, but still important, when you are going through a house as a buyer,

[00:11:37] even, always assume you're being recorded.

[00:11:39] Yeah. Even if you don't know, like there's like cat cams or dog cams and baby

[00:11:43] cams and some people do have security Cam's inside, It's but you know, they don't always

[00:11:51] and you don't want to

[00:11:52] kind of like show your

[00:11:53] entire hand while you're in Say anything that would make

[00:11:58] oh, I

[00:12:21] where, you know, maybe you wanna schedule showings at a

[00:12:24] want to go, like, you know, take calls at a Starbucks for, like, a

[00:12:28] but let's, let's talk about the holiday thing, because I think that's really what people are

[00:12:31] looking to learn about. what is your

[00:12:36] if there's a way for

[00:12:37] you to not,

[00:12:38] then don't, time, you know, excited like having it out and it is part of the
