quality is just. It's being

been able to travel

to a lot of really special places. And when I go there,

notes. Um, I'm, um, watching everything.

the first three seconds that are absolute

like, there are parts.

naturally, we know it's true, but to what extent can you really push.

it's 100% legitimate. Like, they literally

anything. And they try to screw them. They try to tell them, like, stuff

a golf club. It was four hours

away from Omaha, four

hours away from five hours away from Denver,

and the closest airport was one of those two. So

it's just. Or there's a private one that's

like an hour or so. It's in

the middle of nowhere. So that's a big problem.

And at this point in time, when he bought

or when he decided to do this, there was

not known demand for a destination. Private.

Private golf club where members are. It's

a national membership, and people just come in for

a weekend or a couple days to golf.

But he had a real vision, and he

said, I'm going to do this. I'm going to go through with this.

So he picked the perfect piece of land. And the

second beautiful thing that he did is he hired Corin

Crenshaw, the architects. And the

coolest part about this is

they had their sum of money that he said, okay, here's the amount of

money for the golf course.

85% of the money was used on

irrigation. So, uh, in that. I'm

saying they didn't move any land. They went out there, they looked

around, and they said, this is a hole. This is a hole. This is a hole.

They planted grass, they put green sites,

they shaped green sites, but they weren't, they didn't move

land. The beautiful part about that is they

found a golf course in the middle of nowhere,

put up a golf club, and now it's the top

um, I think that has just grown in, in so

much popularity over the last five or ten years. And I don't know

why. I don't have any facts to back that up. It's just my opinion.

But all these club. You talk to different

people, different people, and they're at this club down there, they're over there,

they might go twice a year. But the fact

is people want to travel, to play good golf.

And ultimately getting back to what you said earlier, to

have a good time, the experience, that's what it is.

That's empowering these decisions of people to

do these things. It's like we want experiences that we can

of worries out there. I think that's another reason

why, like, some of these clubs

really are strict on, like, the phone policy.

And I used to just think this was so stupid.

Like, I really didn't like it, but now I'm almost accepting

where it's like, now I have an embedded

excuse that's legit, that, hey, I was out of pocket

all day. I was over at this place and

get back to you tomorrow. Or like, there's like, it's a

reason, it's a real reason to just not deal with the phone. And

that's a breath of fresh air.

Oakmont, and then naturally the Open Championship.

So Rory got the job done. He

they were showing photos of him winning, and every

person in that crowd was just focused

on what was happening in that moment. No one had their phones out.

intended to buy my own

apartment buildings. Sub institutional, like

under 100 units. I was going to raise LP

capital and I thought it was going to be a really opportune time

to buy real estate because interest

rates were up, there was blood in the street. Nobody knew what

Speaker:

was going on. It just was a bad time for real estate. And typically

Speaker:

in those times, it's good to buy. Turns out.

Speaker:

Well, I can't say it turns out because I don't know yet, but it really

Speaker:

did not Feel like a good time to buy. And everything I

Speaker:

looked at, um, just from a metric

Speaker:

standpoint was no good. And so I

Speaker:

kept looking, but in my free time, I started doing this.

Speaker:

And, um, it quickly

Speaker:

became, uh, a

Speaker:

lot more fun. I enjoy it,

Speaker:

and it's become, uh,

Speaker:

a business. So I pretty much

Speaker:

have fully turned my attention to this in 2025.

talk about two different spectrums, you know, private equity,

real estate, and raising capital. And then it's like,

well, I got this thing going on where I'm talking.

money somehow. And a lot of those skills I learned in my

MBA and in business, they're transferable

and contracts and all that stuff. And I

think I feel confident

about that side of the business, so.
